Brightray Signs Prefabricated Module Sales Framework Agreement for Planned 40MW AI Data Center Project in Macao
Brightray Veridian, a subsidiary of Brightray Science Inc., signed a framework agreement with a Macao customer for a 40MW AI data center project. The planned five-story facility will use Brightray's FPD prefabricated solution. Delivery is expected in the third quarter of 2027. The agreement requires Brightray to secure a tenant and the customer to sign a lease by September 30, 2027, or it will terminate.
Brightray's Macao data center project, if completed, represents a significant test for prefabricated data center solutions in dense urban environments. The 40MW facility aims for a PUE below 1.35 and over 90% factory prefabrication. This approach promises construction efficiency gains of more than 30% compared to traditional builds. It also reduces on-site noise, dust, and water use.
Beyond the Macao project, Brightray's broader strategy is noteworthy. Its Johor, Malaysia project already operates 70MW, with another 50MW planned. This points to a clear regional push for prefabricated AI data centers, especially in markets with limited space or stringent environmental regulations. Macao's first modular AIDC could set a precedent for other high-density Asian cities.
The thing to watch is the Framework Agreement's condition precedent. Brightray must secure a tenant and the customer must sign a legally binding lease by September 30, 2027. This deadline means the project's future hinges on rapid tenant acquisition. Without a tenant, the agreement terminates, delaying Macao's AI infrastructure growth.
