Colt DCS and RMZ Begin Construction of Third Data Centre in Mumbai to Support Growing AI Deman

Colt Data Centre Services and RMZ have begun construction on their third data center, Mumbai 3, in Navi Mumbai, India. The facility is designed to be AI-ready, offering 64MW of capacity upon completion, and is already fully pre-let to its first hyperscale customer. This development is part of a 2024 joint venture to invest $1.7 billion in the Indian data center market.

The construction of Mumbai 3, an AI-ready facility, indicates a direct response to the evolving technical demands of AI workloads. Its design incorporates advanced cooling capabilities, including liquid cooling, and enhanced power infrastructure to support high-density deployments. This focus on specific technical features suggests that standard data center designs are becoming insufficient for the specialized requirements of AI and high-performance computing.

The project's swift progression, with ground preparation starting in December 2025 and construction underway within 18 months of the joint venture's 2024 announcement, points to an accelerated timeline for AI infrastructure development. The facility being fully pre-let before completion also demonstrates immediate and confirmed demand for this specialized capacity in the Mumbai market, rather than speculative investment.

Beyond its technical specifications, Mumbai 3 is planned to operate using 100% renewable energy and a closed-loop cooling system, aiming for near-zero wastewater. This integration of sustainability measures alongside advanced AI infrastructure suggests that environmental considerations are becoming a concurrent priority in large-scale digital infrastructure projects, rather than a secondary concern.
